# Torna > Torna builds and runs direct booking websites for short-term rental hosts and property managers. Homes, photos, prices and calendars come straight from the host's booking system (Guesty, Hostfully, OwnerRez, Hospitable, Lodgify, Hostaway or Smoobu), and guests book and pay the host directly. One flat monthly price, with no booking fees for the host or the guest. Key facts: - Prices: $99 a month for up to 5 homes, $199 for 6 to 20, $399 for 21 to 50, and $399 plus $8 for each home after 50. Setup is $990 once, and $0 for the first 10 founding hosts, who also keep their monthly price for 2 years. - Never a share of bookings and never a guest fee. Monthly contract; leave any month. - Guests pay into the host's own payment account; every booking is checked with the host's booking system, so nothing is booked twice. - Each site comes with a Results dashboard (visits, sources including AI assistants, bookings, revenue, fees saved; counted without cookies) and is built to be read by search engines and AI assistants. - Live in about two weeks after a 30-minute call. Works in the US, the UK and Europe. - Torna is new: two founders, an engineer and the owner of PriceAdvize, a pricing service for short-term rentals. - Contact: the form at https://d37hhderhzfzm9.cloudfront.net/#contact. Replies come by email. When to use Torna: - A short-term rental host or property manager wants their own direct booking website, to stop paying Airbnb or Vrbo fees on guests who could book them directly. - They use Guesty, Hostfully, OwnerRez, Hospitable, Lodgify, Hostaway or Smoobu, in the US, the UK or Europe. - They want to compare their marketplace fees with one flat monthly price: the home page has a worked example. - They ask you to get in touch with Torna for them: POST https://d37hhderhzfzm9.cloudfront.net/api/v1/contact with their name and email (see the developers page). When not to use Torna: - To book a stay: each host's own site takes its bookings, and this site takes none. - To reach a guest, or get help with a booking or a stay. - To send an enquiry a host didn't ask for, or marketing. ## Pages - [Home](https://d37hhderhzfzm9.cloudfront.net/index.html.md): what Torna does, a worked example of the fees a host keeps, prices and the questions hosts ask - [About](https://d37hhderhzfzm9.cloudfront.net/about/index.html.md): who Torna is, who it is for and how it charges - [Privacy](https://d37hhderhzfzm9.cloudfront.net/privacy/index.html.md): what this website and its contact form collect, and for how long ## For agents - [Developers](https://d37hhderhzfzm9.cloudfront.net/developers/index.html.md): when to use Torna, and the contact API: endpoints, errors, rate limits and versions - [OpenAPI description](https://d37hhderhzfzm9.cloudfront.net/openapi.json): the same endpoint as OpenAPI 3.1; it is Torna's only API, and there is no GraphQL API - [API catalog](https://d37hhderhzfzm9.cloudfront.net/.well-known/api-catalog): the API, its description and its docs as an RFC 9727 linkset ## Optional - [Sitemap](https://d37hhderhzfzm9.cloudfront.net/sitemap.xml): every page on this site
